Many lenders and brokers tell you they have the best rates and fee, but we do somehting they don't.

We back up our promises with documentation early in the process, so you are not kept wondering if we are keeping our word.  We invite you to look at your old loan documents and see how much they were really charging you, the average is $15,000, while ours average $6,500 in total closing costs.

Here are our Commitments to You:

1. We will discuss your loan in detail without demanding your Social Security number. (You can go to www.myfico.com and purchase their 3-1 product, approx. $45, with all three scores).  This is the best way to learn your entire credit history and discuss your loan without guessing.

2. We will email you a Good Faith Estimate (showing all your closing costs) within 2 hours of speaking to you.

3. We will stick to the numbers that we gave you on the GFE, or we will pay any added cost placed on the loan by a third party (lender, title & escrow). This does not include non-fixed fees such as state taxes, or empound account fees determined by the lender, but we will still give you a very close estimate of those fees as well.

4. Our fee will be 1 Point (1%) of your loan, if it is over $300,000.  The minimum fee is $3,000, but the maximum fee is $5,000, so even if you have a $2,000,000 loan it's still $5,000. (No one in the industry would do this).

4. Within 48 hours of locking your loan; we will email you a Truth in Lending Statement, that will show your payment schedule, APR, and that you have no prepay penalty. (We never do loans with prepayment penalties).

5.  We will also fax you a copy of the "Rate Lock Confirmation" sheet that all lenders and brokers receive after locking a loan, but non of them what you to see it because this is where the hidden fees would be located.

6. We will give you Alan's direct line, so you can call him anytime with any questions.  He will make himself available at the time of signing at your request.

Depending on which title & escrow company you use there fees can range from $1,500 to $3,500, but we will include an extremely close estimate in the GFE we email you.
