Although we have many different types of loans, we recommend 30-year fixed loans for those buying or refinancing their home at this time. Currently, there is only a small savings (.125%) by opting for and adjustable rate mortgage loan.

Many mortgage brokers and lenders will try to sell you on the idea that a lower interest rate for 2, 3 or 5 years is a great choice, but Preferred Real Estate Services is looking out for your interests. If you choose a shorter fixed period, odds are that when the loan moves into it's adjustable period you will have to refinance again because the interest rate may be higher than the 30-year rate at that time.
We don't want to create business for ourselves at your expense. 30-year fixed loans are the safest for those on fixed incomes and we do want you to come back to us, but only if you're buying a new home, not constantly refinancing. If you have to refinance every few years you will be giving that interest savings right back to your lending or broker and I don't operate in this fashion.

The costs that are stated in the links below include our fees and the lender fees. Fees associated with Title & Escrow are not included because they vary depending upon whether you are purchasing or refinancing your home. Generally, escrow and title fees vary between $1,500 and $3,000 since a title policy on a purchase is more costly than on a refinance. Additionally, the value of your home and the taxes required by your state will determine the required impounds for your escrow account and recording fees vary from county to county, but generally are $75 to $100.
